The project includes the design of 552 condominium living units configured in two building types: 34 carriage houses (2-story, 4-unit buildings) and mid-rise buildings (8 each 22 unit buildings, and 8 each 30 unit buildings). Additionally, the project included a gate house at the site’s main entrance; a clubhouse with swimming pool, additional swimming pools with related pool buildings; a maintenance building with a car washing station, mail kiosks, gazebos along a hiking trail; and various ancillary structures.

Magnolia Lakes was designed prior to 2008. The project was cancelled when the housing market in Florida went bad. The site would later become the site for Blue Heron Creek apartments.
